FAQ
Commercial appraisal questions
General answers to questions we often hear. For anything specific to your property, request a quote or call us.
What factors affect the cost of a commercial appraisal?
Fees are subject to each assignment. They are determined case by case based on the property type and its complexity, the scope of work, the intended use of the appraisal and the information available. Request a quote for specifics on your property.
What affects how long an appraisal takes?
Turnaround is subject to each assignment. It depends on the property type and complexity, the scope of work and intended use, how quickly property access and documents are available, and the timing you need. Request a quote and tell us your desired timing.
What does an appraisal report include?
An appraisal report identifies the client and intended use, the property appraised, the type of value and its effective date, and the scope of work. It summarizes the information and analyses used to support the value opinion and includes the appraiser's signed certification. The level of detail depends on the assignment.
When does a lender require a commercial appraisal?
Many commercial real estate loans made by federally regulated lenders require an appraisal by a state-certified or state-licensed appraiser, depending on the type and size of the transaction. Lenders may also require appraisals under their own credit policies. Your lender can confirm what applies to your loan.
What approaches to value are used?
Appraisers generally consider three approaches: the sales comparison approach (recent sales of similar properties), the income approach (the income a property can produce) and the cost approach (the cost to replace or reproduce the improvements, less depreciation, plus land value). Which approaches are relevant depends on the property and the assignment.
Do you appraise for purposes other than lending?
Yes. Besides financing, appraisals are used for estate planning and estate settlement, litigation, eminent domain and condemnation, purchase price allocation and asset valuation, and matters such as tax appeals and partnership decisions. Tell us the intended use when you request a quote. See Services.
What areas do you serve?
We are based in Gilbert, Arizona, and appraise commercial property in all 15 Arizona counties. The firm is also licensed in California. See Service Area.
